Many areas have record low vacancy rates.  2% rule and double digit cap rates are out of the question.  

I see a lot of promising hotel / motels in Green Bay that would likely do really well if they had money for improvements or digital marketing upgrades.Wondering if anyone has any experience investing / partnering in hotels in this fashion where you take a % of revenue.

@James WiseThe notice of lease violation form takes me about 5 minutes to add details (dates, names, addresses) to and serve via email and text message (digital service is allowed in my area).Lease signing takes an hour.

@Dennis NikolaevI own double digits properties in Las Vegas, and currently list all of them for sale on MLS, because I have the same thought like many others that, we are very close to the peak and very close to the end of the cycle.

I have a good amount of savings also, I hope by the end of the summer to have 5 digits.

In Real Estate we don't need ecommerce anyways; unless you are selling digital or physical products.
