I'm analyzing some houses for this and I'd love to know what your numbers look like if you'd be willing to share :).

We intend to use this space as an office and or small sleeping quarters.

The Seller’s earnings are around $300,000 for the past 3 years.

We owe around $75k on the loan, but the value is near $250k. 

Not important to this post, but the well and septic on this lot were unaffected by the fire.

I don't know of anyone local that will do this, unfortunately.
