It's a win-win scenario.In the 8 years we have been leasing rental units, we have had about 60 days (between all units) of vacancy time that we did not receive rent.

I found that rentigo (www.rentigo.com) is the best for me - it's a free property management app (so free wins mega points) and their best selling feature in my opinion is the maintenance management feature so my tenants can open tickets and send me issues from their phone.

Normally they are happening in the middle of the night which makes it a little difficult.Cash for keys is a great strategy we have used it a few times to make a win win out of a bad situation.Thanks for the response.

Benefits for me: I own the property in 5 years, free and clear, only having to pay off property taxes and making some repairs--by that time I'm predicting the neighborhood will have appreciated quite a bitBenefits for the seller & caretaker: outstanding tax debt is washed away, a huge weight is lifted off their shoulders, and they can continue living in the house for another minimum 5 years without having to pay a dimeI'm still quite the noob at the whole REI game, and it sounds really weird but it seems like a win-win for both of us.  

Let me add the option of a Dutch auction for the prize place.

As a competitive real estate investor for over 15 years, I've come to learn that most of my competition will quit at a certain point and as long as my team and I are willing to go beyond where they stopped we will win. 

I'd see this as a win-win as every 10 years you could 1031 into another property (not going to say bigger and better because it may be tough parting with a performing property) and keep growing your personal bank.
