I've been watching real estate videos going to seminars and reading books but now it's time to get started and I'm completely stuck I want to start wholesaling then eventually rehabbing but do not know where to start and how to break down a deal I'm more of a hands on learner I would be willing to offer a 50/50 split on commission on my first deal for someone to just walk me through it never have to meet up just phone calls or inbox messages I understand time is money and we can negotiate that 50/50 I'm more about the knowledge then money at this point.

That was one thing none of the instructional videos stated.

I recently watched a bigger pockets Youtube video the other day, i forgot the title but its about the 4 square calculating a rental property.

He  currently lives on the west coast and I have been showing him properties by me visiting the homes and doing a video call with him on my phone. 

Could be similar to BP: Forum, Marketplace, paid member area for premium content, videos, podcats, how tos etc.

He has a video about 1.5 hours long (i believe its called the power of zero) on buying apartments with 100% owner financing.
