It will take at least 9 months for you to see serious progress in the tenant quality..

Your major limitation is the quality of your credit.

This community has a ton of information to help you network and get up to speed.

I have been a CA broker for 40 years but not active there in 20 so not up to speed on the latestest disclsoures... only the one's I get via docusign when I am reselling.

There have been several recent changes in NH landlord laws and I'm not completely up to speed on them.  

Some would say go for cash flow but personally I like to have a better quality investment even if it means less cash flow because you will typically end up with better tenants, who will take better care of your property, and reduce expenses in the long run.

I know it's tough sometimes to be patient,  but I bet your next quality applicant is just around the corner if you're priced right @Shannon Sadik! 

You get what you pay for comes to mind.To end, I would recommend the 3-day seminar to anyone, with a word of caution, don't bring your checkbook because while you will get the high quality info from some of the best in the business, you will also get sold by the best in the business!

- Insurance company (are you shopping for best rates and coverage)- Unit Turn Vendors (Paint, Cleaning, Flooring, again are you shopping for best rates and quality?)

The million dollar price tag certainly does not come with million dollar quality in my town.
