if there are crumbs of food and grease around the stove then you have a cleaning problem.Document the tenants sanitation practices with pics and video.

What I haven’t seen really is how the payment terms work, so here’s some food for thought:On a HELOC, TYPICALLY what I have seen is a promotional fixed rate for the first year that is very low.

Now, I work oversea's, so I don't have rent, food costs, bills of any kind.

Seems like many great minds start in the Grocery industry like   @Chris Clothier  my first pay check was a bagger at Food Villa in Santa Clara CA  1.65 an hour.. !!!

If you play your cards right, have solid credit & w2'd income you can stretch that $50k into 3 single family homes or 2 quality duplexes in a Midwestern market....Just food for thought.

They all receive a per diem from their employer to pay for food and housing.
