If you intend on continuing to do deals like this in the future, I'd probably get a little more legit, form an LLC, draft an operating agreement and keep a proper set of books to make your lives easier in case of an audit or lawsuit.

If you're looking for listings I've generally noticed they both have the same listings, likely the same RSS feed flows into both of those platforms.

If the GC is legit he has his team in place and can run you through the project via time lines (including what if's).

My impression is that he is legit, but he definitely has a strategy and while I am sure it works, I don't know that I necessarily agree with it.
