A duplex/triplex/quad would be ideal as those are "better" investment properties for cash flow than a single family would be, but they are also more expensive.

Ideally it would be a fourplex as that would give you the best return, but you'll make some added sacrifices you wouldn't have to make living in a duplex at the same price.Then in a few years you could move out and rent it all out, and see even better returns.

The ideal cash flow on them may not be as good as some of the lower-end properties, but those low-end places rarely turn out to be idea.
