We positioned ourselves to accept 3 new investors giving $10,000 each as a preferred equity LLC member and receive 20% per annum on their funds from closing to the eventual resale. 1) It attracts new investors who never thought about using real estate as an investment; 2) It is a relatively small amount to be involved; 3) Our overall margins allow to do this for a portion of our capital structure; 4) We treat it as a substitute for advertising as this really does get us some great "word of mouth";  and 5) It allows us to quickly capitalize on closing on deals with additional funding received quickly.
