i have talked about moving into becoming a contractor or realestate agent in order to get more experience with the whole process, but now I am torn between getting into mobile homes vs single to multi family homes. 

Hello,My partner and I are in the process of getting an off-market mobile home park under contract.

I own a mobile home park in Louisiana.

Its a mobile that comps out around 34k and will rent for $600.

My theory is, why would I buy a mobile here with high lot rents, when I could buy a ton of them in other states where the lot rent is around $250 or so.

Mobile homes that have been converted to real property with conventional additions added are another appraisal problem.

I happen to now favor Mobile Home Parks and talked several individuals into pursuing MHPs.

The competition has gotten tougher, but there are still deals to be had.What I WILL say is you probably won't find what you are looking for in your back yard, unless you consider condos or mobile units.
