I would start with the architect and knowledgable agent to know what is going to give you the biggest return. 

What would be a great way to systematically follow up with listing agents?

Ohio comes up all the time, its real estate agents are everywhere talking it up, a lot of people seem invested in it especially from CA like myself, and i guess my question is.

Hey James, no worries.If you work with an investment focused agent, they will connect you with great PM's who will be able to manage the units.

Though you probably weren't the agent/rep on this deal. 

You will likely meet some real estate agents that would be more than happy to sign you up as a client for a somewhat extended search (to be your agent when you are ready, to get you signed up, send you potential opportunities, etc.)

We are wondering what advice we can learn from experienced investors, agents, lenders, etc. here on the BP network and to know if we are even in a position where we can comfortably get started. 

Submit the offers yourself to the listing agent with a signature needed from the seller to sign off they read it. 

I am a real estate agent here and currently live in my home that I have renovated. 

If you can show that you have separated your activity an IRS agent is less likely to do this.
