Make sure you also send a denial letter every time your deny someone.Just remember that when you have a rental property the people applying have many many rights, and if they choose to exercise those rights, whether they are just or not could cost you a lot of money in legal fees defending your position.

Yes but I let my clients know my reasons for it and leave the ball in their court.

@Josh Caldwell is correct that you need to remain agile enough to move quickly, but you also need to exercise the patience not to expend your energy tilting at windmills.

As a potential renter and after dealing with a few management companies who (a) won't answer the phone(b) if they do answer, the actual agent does not get back with me(c) can be really rude(d) or better yet, just drop the ball when I ask to set up a meeting so I can give them the deposit and application. 

@Adolfo Cuellar As an investor in single famliy homes, I've found that trying to work with agents has been an exercise in futility.
