Usually if you don't hear from the selling agent, they may be either entertaining another offer or worse, using your offer to get another offer they're negotiating higher.

As Wayne mentioned, if it's a HUD insured reverse mortgage, the lender won't/can't entertain anything less than 95% of current appraised value.

My family has been native to coastal California for several generations, and I live in my home town of La Jolla (Bird Rock).I've been indirectly involved in real estate investing/development for most of my life, although my career paths have crossed into many other areas, including investment banking, entertainment, and several startups and entrepreneurial ventures.

I suggest you listen to the podcasts, I find there's not only educational but also entertaining and inspirational!  

That means a seller would be wise to only entertain offers that don't have contingencies like that.

That's the only scenario that I'd entertain a 2br sfr.
