I am in Tyler, TX...which is in East Texas, so I'm not familiar with Groves...but I would suggest finding a Realtor in the area (you might have to call a few until you find one you like) and start communicating.

Consist of 8-1br, 8-efficiencies, and 4 units in between.

If you can find a 3/2 basket case to buy cheap and then put it back together in a cost efficient way, you could flip it after a year or two, then repeat. 

@Justin Elliott, I think that the objection, as communicated to you by the potential investor is bogus.

I’m definitely interested in maximizing my opportunity to acquire and close on deals as efficiently as possible, and this sounds like a great strategy to do just that (While also staying within the confines of the law:)

I’d 100% recommend doing both refi and purchase with the same lender-it’ll make communication and process flow so much easier!
