Your "advice" was not useful here.A 30% unemployment rate and double-digit drop in GDP won't crush real estate nationwide? 

Additionally, since I own single family and many of his tenants own apartments and the fees are a percent of rent, my fees per unit are already double what many pay and I suspect my tenants are a lot less work (always pay on time and turnover is low.) 

I have been running numbers on a double duplex (4 units) and I think I have it correct in my spreadsheet, though would someone mind looking at the numbers with fresh eyes to see if I forgot something, or did any of the math wrong.

And by tenants who have been kicked out , had their rent doubled, or who saw their homes turned into yuppy havens.

I recently bought a property at discount to fix and keep as a rental, a week later the realtor calls me and tells me she has a buyer and I can double my moneyI paid $20k for it I had 1 contractor give me a $30k bid and I’m having another one looking at it and it would rent for $950 when is fixed.

I have purchased all my properties (primaries and rentals) with no realtor (used the seller' realtor for a double-ended deal or have bought private), but I always use my inspector. 

my issue right now is the BRRR folks that find themselves stuck and cant refi.. or they can but rates doubled over night ..
