Covering it with a thin sheet of sheetrock is preferable, then it can never be an issue in the future, but usually we just repair and repaint to save the customer money. 

IF the other offers are equal to or highest than your offer, than the Hard Money could be an issue.

Moroussi was nice as I recall, felt the most suburban of all the areas I was in, seemed like it could be an option.

Ultimately, i would like to be an active investor here in Socal where I could fix and flip properties and use the profits from that to buy multifamily or commercial rental property.  

Ideally this would be an owner of an apartment complex that also owns smaller units, such as SFH or MFH, and trade services for these smaller properties they may not want to keep anymore.I am certain this wouldn't be easy to find but is it a good idea to find owners that fit that category and try to make a similar deal?
