If you are setting it up as a single-member LLC (without partners), then LegalZoom or a local attorney would be a good start.

Also, consider the lenders lending options as some will require interest only monthly payments for the period that you have he loan and others will set you up with a balloon payment. 

Every bank and lender does have its own set of terms and agreements and it may not hurt to ask or read your closing documents.

Alternatively, set aside one or two boxes of things that family might want that you can offer for anyone to go through....believe me, it will save you some grief in the long term with your family.  

I've seen limits of 2 people per bedroom, so I imagine I could limit it to one person per bedroom?
