I should have mentioned it - yes it is a four-plex.Steve Babiak The expenses themselves are not directly taking into account the 8.3% ($3,511) vacancy rate however when the percentage is being calculated between NOI and expenses the vacancy rate is added to the expenses for a total of $21,315 which is slighter more than the NOI $20,985 - thus the 50.39% expense ratio.
