The Best course I ever read on negotiation is Negotiate and Grow Rich by Peter Conti and Richard Finkel I bought it off ebay for really cheap.The focus of the program is to negotiate in a way to where is owner is selling you to buy their house, not the other way around.

@Richard Allen @Scott Carson  Hey guys I know you guys are the experts.Once the DIL is signed then the transfer has happened as of the date of the signing of the DIL it does not need to be recorded to be valid  ( think of all the deeds signed and stuck in vaults somewhere)whats your thoughts on that?
