The new carpet and stove, etc just thrilled her to death. 

You would think that they would be thrilled to get it off the market even if there was a chance the deal would fall through.

To be fair, this is more of a gamble and there are higher risks (but also higher rewards).

Since there is no way I can do conventional financing, I joined BP to learn more about creative financing, wholesaling and other types of investing that I can get into with very little cash and or assets.I do have a small amount of cash reserves to work with but absolutely can not gamble with it.

You gamble the building will be OK with whatever you agree to and Seller gambles your deal is better than what else could be had, or not.

You have to control or know as many of the issues as possible, otherwise you're just gambling. 

Luckily I bought it right so I was able to make about $500 (and I was thrilled to not lose money) after my light rehab and both sets of closing costs and my commission to sell it.

This is a very exciting journey that we're embarking on and are thrilled that there are awesome resources available like BP.
