It only takes one lender to make a market with a strategic reason to step out and differentiate themselves through a change in risk tolerance, allocation, new source of funds, and geographic or asset need.

Joint ventures, partnerships, how they're typically structured when we raise private passive money and we're the deal-finders, strategic partners, management etc.

(And never was I one to brag about my success).For those that asked, I gave my time, energy, passion to assist them with building a plan to strategically get them from point A to point B.Most would listen, start taking some action, run into a road block and fold up shop.Real estate investing can be hard.

I'm nervous about tying up $50K by buying and holding the lot if I cannot build soon since it would mean delaying other strategic priorities.I'm finding that most banks won't do individual construction loans for investors. 

Mix in some more 'top of the market' properties with better chances to appreciate.Main longer term strategic justification here, to me, is ability/options to use access to financing. 

Maybe write a business plan...or spend some time thinking and strategizing about different options....kind of a SWAT analysis....plan out the time, investment, passion, and profits of each avenue.

Sounds like there are several unhappy customers of Neal Aviation (Garrett Neal is the owner of the company on record)  for being sold bad parts and they're burning suppliers with hot checks for parts for privately owned aircraft (in their more recent business reviews).
