If you watch enough HGTV and keep an eye on sites like Houzz or Zillow Digs, you can get a pretty good idea of current design trends in terms of layouts, lighting, colors, etc. 

But because there are limited places to buy a two bedroom condo for 450K in the SF Bay (in fact no where rose), I expect the values will go up.  

For painting the exterior is it currently a darker color going lighter or vice versa?

What color envelopes did you use?

A thick card stock and a few colors never hurt, but a oval shaped card that looks like a reflector or a card that looks like a folded up dollar bill (both true stories) might be trying too hard...that is unless you are a wholesaler and your goal is just to be remembered
