I intend to start small, $3-5M deal size and work up.This would be an example of smaller deals for syndication.  

Don't underestimate the power of consistency, even if it doesn't seem like a big deal in the beginning.

If I 1031 via a DST, all $300k goes into the next deal and there is no taxable event, but if I sell without a 1031, I'd owe @$25k of depreciation recapture, correct?

Hey ya'll,I'm the beach bum investor, trying to protect my iPad from gathering sand in it as I search for the next deal.

On it's face, this deal looks good but I don't know what I'm overlooking, and I still need to agree with them on the rent amount.  

We can add properties, but honestly, there just aren't that many deals out there.
