Just present the basic info and ask the Judge for a Judgement and possession of the property.

or do you wait until after the 6 month waiting period to get a judgement from the ejectment suit and then have free will to make improvements... whether they are physical or simply paying weed liens, or termite treatments? 

Search for him in the court record of counties near his business and residence, are there other cases and judgement against him?

It greatly depends on your contract and your laws in Canada but you will likely have to take him to court to get a judgement against him for the funds. 

If the homeowners can afford the property and do have money in the bank, how are you protecting them against a deficiency judgement and are they still willing to sell their house knowing that a deficiency may be filed?

So here is how the umbrella works.... you have $500K in liability insurance for some reason you are being sued and there is a judgment against you for $800K your property where the sued occurred will pay the $500K in liability and the umbrella will kick in the additional $300K remainding...if you didn't have an umbrella you would have to pay $300K out of pocket since most people do not havet this amount cash thats when the courts would order assets to be liquidated to pay this debt, including garnishing your wages if necessary, (of course this depends on the severity of the sue/judgement) I AM NOT A LAWYER and I am not giving legal advise, just explainin what you would need as far as insurance.

In all of these situations you can get some leverage by buying a lien, note or judgement against the property
