Doing this will generally save a lot on what would otherwise be spent on agent commissions, but remember that the lawyer is not your agent so once they draft it and advise you on how to proceed, it's basically up to you to complete the transaction by negotiating with the seller during the escrow, giving the escrow company the forms they need to proceed with everything, etc.

Pretty sure that the only way you can get a FHA or conventional owner occ. loan would be if you are1. going to live in one of the units2. going to run a business from the commercial unit3. can show on 2 years of tax returns your experience running such businessAt least that is what I remember when I looked into this a few years ago.
