The key is establishing and maintaining open and honest communication, being polite and respectful, having a strong rental agreement in place and having the moxie to enforce it in a professional manner.From our rental criteria:RESIDENCE/RENTAL HISTORY1.We will examine the most recent five years of residence history.2.Home ownership will be verified through the tax assessors office and/or credit report.3.Rental history will be verified through the property owner and/or rental agent. 4.Rental history reflecting any unpaid past due rent, damages or fees will result in denial.5.Rental history showing excessive property damage, excessive noise, or unruly behavior will result in denial.6.Three or more notices for failure to pay rent and/or to comply with the terms of the rental agreement, within a 12 month period, will result in denial.7.A person with an eviction or unlawful detainer on their record may be approved if full restitution has been made.

I'm not sure if you can do a monthly inspection legally or not but, I would also have animal care agreements in the lease such as...proof of shots for the animal (and all other legal requirements), noise levels, smells from the animal or its waste, and agreements about what is to be done with the animals waste, and rules about where the pest can go, or rules about the animals being on a leash at all times.

I think I would also say it is "not a fit" or working out and lay out a reasonable cash for keys arrangement (and maybe mention the alternative would be a for cause eviction on the bricks, sticks, and bullets)...I would just call it tuition at bad tenant university.That said, if you are going to willingly be in this gritty type tenant group that resolves disagreements with gun play, dodging bullets and such, then I would maybe up my life insurance, get a bullet proof vest (really, I would for late night visits about noise calls) and rent to the remaining tenant and hang tight for her next adventure or interesting co-habitant as you will have a front row seat for all the action.Best of luck!
