For those who do not know, a Series LLC has the overall company (for instance, ABC Properties, LLC) and individual cells or series for each property (for instance, ABC Properties, LLC - Series A, ABC Properties, LLC - Series B, ABC Properties, LLC - Series C, etc.

Because our G.C. isn't on site, the employees are on their cell phones, taking breaks etc.

Additional memebers (like investors) can easily be placed in an additional cell instead of opening up another company and then retired when the project is over.

My monthly COL is very low, I own a houseboat with slip fees paid through the year, car paid off and my only expenses are insurance, cell and entertainment.

And . . . . it's not as if the budget is going to be fat and happy on these jobs either - there is always lower hanging fruit than rehabbing houses for investors.

For example, if I ever used Vinyl on project it would sit there like a big fat log.

What couple goes out and separately rents places especially in the age of cell phones.

Then, build a pergola straight out from the wall to completely cover the entire deck, with two fat supporting columns at the corners.The least expensive way to create interest with the entry leaving the steps as they are, would be to build a "shed" roof sloping toward the front yard, over the landing... maybe use a cool standing-seam roofing material.

Having a non cash flowing house  with a heloc on it is like marrying a big fat Chic with long blonde hair .

For maintenance I just have tenants text me as long as you are in a nice area with good tenants people tend to be very cool but if in lower income area no way would I give cell and an email address would probably be better.
