If you are absolutely set on saving the carpet try an ozonator (ozone machine).

If it costs me about 300 dollars to fix a relatively old machine and for 600 I can buy a new one, I would go with the new one.It all depends on the type of tenant you are catering to.  

The commercial machines cost ~50% more than a comparable residential model and vandalism occurs more frequently.By shifting the laundry en-suite, we were able to purchase residential, front-load, stackable, HE / EnergyStar machines for ~$1100 per pair.

@Joshua Smith - In and of itself it's not 'bad', but you're just accomplishing the same goal as other available methods using the financial equivalent of a rube goldberg machine. 

It took me a few years to become a "selling machine".

I asked him to run the washing machine, nothing…As I am under the house waiting on the washer to do its thing I was talking to him through the ventilation vent and he says "I detail a few cars on the side each month maybe 5-7, but that can't be the reason my water bill is so high…" Right then I become extremely pissed because thats got to be the reason…Your running a car detailing business.

And ontop of all of that the washing machine drain is jacked up and the brand new mixrowave is not working right.

You probably don't want somebody renting it for band practice, or running a chopper shop, but maybe you're okay with a guy that fixes sewing machines...
