@Paul Sandhu offers a good point though; no matter the quality of the guest...understand that you may get stuck chasing a resolution (even if your contract is great).We always charge a damage/security deposit. 1/5 guests complain about it, but the two times we've waived it, we got stuck with a lofty repair and replacement bill.

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

When we get these requests we just provide them with a consent resolution from the LLC to purchase the property and finance it with all members of the LLC signing the resolution.

You need a better answer.If you purchased owners title insurance, making a claim would speed up the resolution of this issue.
