You are doing what most on this forum want to be doing and it appears by your correspondence that you have your ducks in a row and have planned for most of the problems you will face in the near future.

The bidding is online and goes very quick and appears to get more competitive each auction.

I am a private lender I don't put my name out on any list.. and I work with a bunch of private lenders not a one of them would put their name on a list and talk to random people.. if the list is real its just HML  who now call them selves private lenders for the simple appearance that beginners think they are going to get cheaper money..

@Honi Kalinowski In order to actually get a linked name, you start typing @ followed by the first letters of the name of someone in the thread or that you are colleagues with, until a drop down menu list of names appears. 

@John Warren can you just keep the security deposit or no matter what the situation is, you have to go to court (not talking about eviction, just in general).

Secondly, if there is a larceny (or worse), you want a clear conscience (and no culpability) if you are ever asked by LE or courts whether you changed the locks or not.I know some people on here don't like them, but I have had good results with the Kwikset Smartkey system, which makes this a 30 second job.It's really a small price to pay for great return via goodwill and safety.
