Although at this point I’m not picky I am ideally searching for a two bedroom two bath that may work out as conversion to a three bedroom two-bath.

The most important thing with your garage conversion is going to be making sure it is legal livable square footage.

I have had several interesting conversations with other investors on the importance or lack thereof finding a good lawyer when establishing an LLC. 

That’s probably your best bet, avoiding a direct conversation with a lawyer about the issue and just motivating the client.
