Take the next month or so to learn everything you need to market, screen, manage the house and so you are ready when you close. 

Also, Do you find that accredited investors have a preference for investing in real estate deals via a crowdfunding site due to some of the benefits that online can offer over direct syndications (smaller investments, underwritten/screened deals, credibility, etc)?

I have seen the good bad and the ugly so I personally think it comes down to how it is managed especially screening the students.I know a guy making a living with just have 2 detached homes each with 4 beds + 2 beds in basement and walking away with 6k a month net.

How do you screen tenants?

Now that I have tenants and roommates renting from me that are not friends or family that I got to screen myself with criteria I set myself, it's been a fantastic experience.

Also, screen the folks as much as possible, if you can.

.😊  I calmed down and re read the contract again trying to figure out what  to screen grab for you and found that the home inspection clause box IS checked- which discusses inspection for material defects.  

Be confident, friendly but firm with your tenants and screen well.

If you go this route you have a responsibility to your neighbor to screen and make sure you are helping people rather than just taking their money.
