I wanted to add, if you REALLY want to get into REI and given your situation, I would try to find a job in that world, such as contractors, brokers, real estate agent, loans and underwriting. 

Commercial brokers will not return your calls.Partner up with someone more experienced and provide value to him/her. 

If you are an agent you have some savings you can do on both sides (Pay your broker their split), but why get income tax on it?

As for "investor friendly", I learn this saying from a customer of mine many years ago, "Cheap is not quality and Quality is not cheap".I believe in building long term relationships where both parties can make money.
