I've invested in a private community in Green Acres that has done really well for my Dad and I. 

@Jonathan Greene So the thing I really enjoy about real estate is honestly the potential cash flow and financial independence it can offer.

We already got rid of the wallpaper and painted the walls, my husband got rid of the green laminate floors and installed new flooring, we have also found an awesome vendor who organized brand new stainless steel appliances for us at an awesome price, we are busy replacing the white appliances as they cave in on us. 

There are way too many dos and don'ts that I can list which will increase your chance of success, but I recommend that you read the book Long-Distance Real Estate Investing: How to Buy, Rehab, and Manage Out-of-State Rental Properties by David Greene.

Carl is a visionary and a highly GREEN guy  ..

I'm going to do the same next. 3 or 4 unit, I just need to get on Jonathan Greene's mailing list ;)
