This could easily turn into a lawsuit if say, a overhanging tree limb from their property fell on your property.

Now, I will say, as you can see, it’s 2020.

I mean, if we deal with say a corporate company like Hilton, we know they are professionals in dealing with contractors, pay them when bills are due, understand what a change order is, and all that good stuff; so basically we speak the same language.

Use the time while everyone is trying to solve the problems to make sure your exit is solid.Part 2 - without knowing exactly where it is I would say a few things 1) A comp from 25 miles away means nothing.

Obviously they won't get the kind of appreciation of lets say a single family home over time.

What @Sam Torvinen says about the frost line is interesting, I have owned a few houses in MN with partial basements and currently own 2 with say a 1/4 or half basement. 

I hear the news, newspapers and some TV “experts” say a recession is at the horizon.  

Now this maybe a stupid question,  but what makes say a 4 or 5 a bad cap rate?
