Nancy NevilleNancy, You made an excellent point concerning protecting tenants/customer data but the reality is anything is hackable as you said and I dont believe from my Professional Experience that storing your information on your desktop is necessary safer than storing it in "the cloud"..

I wouldn’t get a RE license as a GC since I would them be a real estate professional and couldn’t get long term capital gains

Also, it has proven hard to extract information from local professionals like architects, that is not vague or conflicting.

It needs to be professional.

However, the guy is a professional and has assets, furthermore his wife has hung pictures all over the house, I don't think he really wants to leave.

He's an expert, very professional, and comes highly recommended.

If you’re wanting professional management, 10% is about the going rate in the area.

Hold your head up, be professional in this transation, and never work with him again. 

But the ones making money in your market may be professional real estate investors rather than a novice investor.
