Hi All - I'm under agreement for a condo that has finished natural wood trim. 

The Lower prices/appraisals could be just a natural brake to slow down the rise.

As for how to structure the deal a lot depends on the nature of the amount of asset protection the members of the LLC want. 

That said, in my opinion it is more likely to stabilize naturally than the above named neighborhoods. 

Everything else doesn’t come so natural lol.

Steven,Our goal is to accumulate 5-6 properties over the next 10-15 years, get them paid off so that they will generate some good cash flow to supplement retirement income and even allow for earlier semi-retirement ; over the long-term, possibly build a small company that our kids could take over and expand later.For us it is too late to build anything BIG - FAST; but for them, it might not be - especially if they will take over the little we could build over the next 10-20 years.

What ever you do, don't screw it up with its historic nature!!!  

@Scott Weaner I agree with Marcia Maynard, I would clean the brick and leave it natural, and the fireplace functional.
