Many electric companies offer incentives for improvements, start there.  

So, if you can find a good cash flow deal, I think it is a good place, but I'd be concerned to bet on appreciation - unless you are looking to force appreciation through home improvements. 

Some tenants won't have access to direct deposit so they would have to either give cash or check.

I'm a licensed realtor so I have access to the MLS, but I haven't researched the outside of Boston in detail.

It was still an investment; but paid off very quickly with improved interest and ratings.

Once the note is paid down, this house will be our savings account to be tapped with HELOC to access equity as needed.
