I believe in business planning but find "writing a business plan" to be an exercise in business masturbation versus going out and doing the real thing.

Next we plan to sell a rental property that we got back in 2011 we got it for $40k invested $20k and now it can sell for $150k so after we sell this one we should have around $340 $360k in our pockets to really start to get the ball rolling.
