A MUCH better use of real estate syndication is where the sponsor invests a SIGNIFICANT amount of capital himself and utilizes the “promote” for putting, managing, finding and administering the deal to enhance his ROI into triple digits.  

They can track on their gate camera but I have a camera by my front door.

The other option is do a rent to own contract with him but it makes no sense to guarantee him a selling price when  its appreciating double digits every year and I know he loves renting there anyway.

Those that do it for five digit figures typically the situation does not end well.
