Going through all of this, I had to get an extension from HUD (no small feat) and  I thought I could use transactional funding to do an A-B, B-C (HUD to me: me to my LLC) and set it up using a proof of funds letter from iflip, and a letter from COGO (lender)I thought I had done a pretty good job of resolving everyone's concerns.

Each state will have it's own rules so you need to check them out.In Florida for instance, If there are defects in the property that need to be addressed because they affect the habitability of the property, then you send a letter by certified mail and keep the receipts.

Send a demand letter via certified mail giving the PM (and their broker if applicable) 10 days to provide a copy of the lease, proper accounting for the $$ and any deposit/funds remaining.
