@Robert Williams , I agree that the square footage could be off but if I do use it as a metric, I try to use the public records # because at least the tax assessor is using the same methodology (in theory).

@Levon Williams welcome to the site.I would consult a Realtor have them provide comps and then work with you as your buyers agent later to submit the offer.Take the comps along with your repair bid to your private lender and if he likes the deal then he should be able to provide a POF or pre approval letter for you to present with your offer to buy,

I also know MaCalester College, William Michell Law school are close-by (within 10mins) so depending on how strongly your lease and property management is, I think you will do just fine.So what I'm saying is you may be able to get Professors, College Staff or FT grad school hopefully - avoiding discrimination obviously.I also lived in a duplex in NE Mpls (Columbia Heights) and it was quiet (long winter - kids came out in summer to play on the quiet streets) but very close to Central Ave.
