I would not put it past a tenant to ask for a landlord to pay up and also make a insurance claim.The rug will dry, and there is no way a TV would be damaged if it was being used, it would be sitting up off the floor.

This can affect how it dries, how long it will take to dry, and if not right, can actually find the finish peeling once dry.If you hire someone, and they use water base finishes- 3 coats-, they can be done in 2 days if they hustle, 3 if they don't.

If married, you might not go over assuming you are not high W-2 earner. ( if you are good for you man :) If you are married and are a high earner, the gain that you have to recognize under depreciation recapture(See Below) might trigger NIIT.
