Have acquired a starter duplex but trying to get a team and structure in place before pursuing additional properties. 

Build more starter homes and sell the idea of a starter home to these people like the "tiny House" movement. 

A starter 1000 sq ft home in LA or Orange County is 650K+. 

For starters, congrats on getting things moving, Jeff, and I'm sorry to hear that family hasn't been all that supportive but a lot of times people fear that which they don't know; since it sounds like many of them don't have experience in REI, it is easy to think of the ways in which it could fail especially when they haven't been versed in the different success metrics and strategies for succeeding long term. 

It's a non-starter in my book.

Today a 3/1 1950s 1200sqft starter home that rents for maybe  $1400.If just looking on the MLS...

That sounds obvious, but some people are not self starters or think when nobody is watching they can do what they want.

I wouldn’t recommend larger projects for starters.
