Hey Account Closed, if you are really close to the university then you could look at student housing.It has it's own challenges of course, but can be a good way to keep full up.Students can be hard on properties, but they also don't demand much.

I know 50 percent seems extreme, but considering how high things have come since 2019 with Covid demand etc, I don’t think we need an apocalyptic event to see 50 percent revenue haircuts, just a typical recession will likely do considering far we have risen. it seems like a 30 percent drop in rents will wipe away profit and anything beyond you will have to come out of pocket for assuming in interpretations correctly.if you have to go negative how long can you sustain payments?

OTH, I think most of the seller financing issues are consumer driven, the banks never did have a slice of that market nor would or could they, and still can't.An HML type needs to be aware of such issues as they will be working closely with banks and will want a good reputation and working with the public, they had better keep fairness in mind as well.
