A landlord is entitled to change or modify any lease when renewing provided it does not violate state landlord tenant regulations.

How can anyone investing using hard disciplined numbers possibly win in that kind of environment.

There's a regulating tax called Euribor which determines the interest for inter-bank loans in the European Union; and this tax has been really low for quite some time, manly because of the financial crisis of 2008. 

Going and checking for mold is useless at this point without knowing there is a wet environment (and a whole lot more expensive).

In this environment just worry about the present.  

You can also setup a partnership and have individuals contribute money to invest with your but if you get to the point of raising a lot of cash you may run into securities regulations and you may need accredited investors.
