If the owner tells you they are working on it, take a step back ask politely for their permission to follow up in a couple of weeks in case they can't pull it themselves.

The other interesting comment she made is they have no opened an investigation into the Licensed Brokers who are also listing these "contracts" on MLS and again her words not mine but they don't think that you can list property you don't own.. even with the sellers permission..

It is a permissible selling expense so it will reduce your net sales price and therefore the amount you must replace to have a full tax deferred exchange.

There is nothing wrong with that but if the work is done without permission you may face a huge penalty and/or you may be asked to restore the building back to the original design.III) incorrect misc. informationa) the property has the same number of meters as units but the renter does not pay utilitiesb) the property just got determined to be in a flood zone and the insurance doubledc) the owner was managing the property himself so he was not spending any money on: - management, maintenance, accounting, etc.d) a drug dealer just moved in and now your property is his workplacee) the owner is asking for a too low CAP rate. e.g. he is selling it at CAP 8% while the neighborhood sales are at 10-12%.
