The MLS is in a monopoly position and even more so as all registered RE agents need to pay their quarterly "membership fees".

I believe the first meeting is free and then a yearly membership fee of $150( don't hold me to that).

Some locales will also have additional fees and charges to pay for schools, medical facilities or other public projects - and sometimes those fees pay for golf club memberships or new personal vehicles for people in county/city government (it's not cool but it happens, and it's perfectly legal in many cases).

If you want to do it yourself, join a local property owners association, the legal forms specific to your are come with the nominal membership fee.
