Maybe i'm biased but I kinda like Eric's work too....Not to brag or anything but I think I'm the only "guru" who can bench press 420 lbs.....Okay, maybe i'm a bit too proud of my new personal bench press record that I set this week...but, I gotta tell someone.Heres the thing with me, I don't sell my investing products "for the money", I sell them to have what I enjoy doing (teaching) make sense on some level.....Having people pay me money is part of the give and take of it all.

I’m biased towards Texas but have heard Florida offers many of the same advantages: landlord friendly, steady population/job growth, diverse economies etc.

Additionally, real estate returns are biased in terms of the “dividends” (i.e. rent) rather than capital appreciation like in stocks.

Shouldn't cost more than a few hundred dollars for this type of evaluation.Also, an engineer has no bias - he/she gets paid the same whether or not there is a problem.

I may be biased as a recent home-buyer and "house hacker" in Bayonne (in addition to being a licensed NJ Realtor), but I think Bayonne offers some great opportunities, not necessarily from a pure rental play, since the taxes are high and it would be challenging to generate solid positive cashflow, but for anyone looking to house-hack (live in one unit, rent out the other, while enjoying a good quality of life, with plenty of upside).
