Am i really liable for this payment?

I’d ask the current owners to carry back a mortgage, say you make a down payment and agree to pay them 5 or 6%.  

(the pricing is awful with only 10% down however). the advantage of calling it an investment property is you can use potential income from the property to help offset the mortgage payment to qualify.

The mortgage payment is based on the interest rate and term.
